I can't login to my Account, what's going on?
Most likely this is a Cookies issue.

The following instructions will help you configure your browser correctly to login and view your Account. The system requires that a user have 'cookies' enabled on their web browser. This is easy to update.

How to enable your cookies:
1. Locate your web browser type
2. Follow the instructions to enable your cookies.
3. Should you experience difficulty enabling your cookies after following these instructions, please use your browser's HELP documentation to make the appropriate changes.

To enable cookies in Internet Explorer 6.x:
1. From the browser's Tools menu, click Internet Options.
2. Click the Privacy tab, move the slider down to Medium or a lower setting, and then click OK.
3. Close your browser.
4. Launch a new browser and login.

To enable cookies in Internet Explorer 5.x:
1. From the browser's Tools menu, click Internet Options.
2. Click the Security tab.
3. Select the Internet zone, and then click Custom Level.
4. Scroll down to the Cookies section.
5. For Allow cookies that are stored on your computer, optionally, select Enable.
6. For Allow per-session cookies, select Enable, and then click OK.
7. Close your browser.
8. Launch a new browser and login.

To enable cookies in Netscape 7.x
1. From the browser's Edit menu, click Preferences.
2. In the Category pane, double-click Privacy and Security, and then click Cookies.
3. Select either Enable cookies for the originating web site only or Enable all cookies, and then click OK.
4. Close your browser.
5. Launch a new browser and login.

To enable cookies in Netscape 6.x:
1. From the browser's Edit menu, click Preferences.
2. In the Category pane, double-click Privacy and Security, and then click Cookies.
3. Select either Enable cookies for the originating web site only or Enable all cookies, and then click OK.
4. Close your browser.
5. Launch a new browser and login.

To enable cookies in Netscape 4.7x:
1. From the browser's Edit menu, click Preferences.
2. In the Category pane, click Advanced.
3. In the Cookies group box, select either Accept all cookies or Accept only cookies that get sent back to the originating server, and then click OK.
4. Close your browser.
5. Launch a new browser and login.

I am not receiving any email updates. Why?

This can occur for a number of reasons. The most common:

1. You may have setup a search and specified criteria (e.g. low and narrow price range, high number of beds/baths, searching only in one area, optional search criteria specified) that are resulting in zero or very few listing matches. In turn, there are no new/updated listings to send in an email.

Solution: To start receiving emails, you may need to broaden
your search criteria by logging into your Online Account and making the necessary adjustments.

2. You may have SPAM/Security filtering on your computer that is blocking the delivery of the system emails or placing them in a 'Junk' folder. Also, there are times when a corporate network may be blocking the emails we are trying to send.

Solution: If the emails aren't getting placed/caught in a junk folder, you may need to update your SPAM/Security filtering settings. This can include modifying your 'accepted list/white list' with the agent email address (if you selected an agent at registration) or the main broker email address for the system so the messages aren't tagged as spam and blocked. To get this information, login to your Account and submit a request to the agent or the Central Coordinator asking that they send you the email address the system emails are coming 'from'. You may also need to consult the 'Help' screen for your email client or talk to a network administrator if the emails continue to not get through.

Step 1 of 4: What are you looking for?

Property type, price range, number of bedrooms, and number of bathrooms are the main criteria we use to search the listings for your home.

More search options will be available after registration is complete including the ability to setup multiple searches.

Number of bedrooms/bathrooms:
This indicates the minimum number of bedrooms/bathrooms for the properties you will see in your search results. For example, by selecting 2 bathrooms you will see any property with 2 full bathrooms, including properties with more (full or half bathrooms).

Price range:
We recommend keeping a narrow price range to focus your search. Do not use commas in the price ranges.

Step 2 of 4: Where are you looking?

Just take this step section-by-section:

1. Click on the 'Area' drop down and select an area of interest. We have provided multiple 'Area' choices allowing you to look at a broad list or a more narrow one. Once you make an 'Area' selection, we automatically provide you with a list of towns or neighborhoods to help you focus your search ( if you need to choose from more than one area, you can do so).

2. In the 'Select a town or neighborhood' list, click on an entry you're interested in, then click on the 'Add' button to move your choice to the selection box.

3. You can repeat this process until you have 12 choices in the selection box.

Note: If you wish to search additional areas, once registered, you will be able to create additional searches.

To remove choices from the selection box, just click on the selection you would like to eliminate and click on the 'Remove' button.

Step 3 of 4: Your Information

The information you provide us in this step will help us to deliver a more accurate and customized service.

We only require the most basic personal information to manage your Account. It will not be sold or shared outside of this service.

What's the password for?
This is the password you will use to enter your Account. With our online Account, you have access to all past and current property information from your e-mails, including pictures, the ability to create multiple searches and much more.

E-mail Updates:
You are able to choose how often you'd like to be updated with e-mail listings of the properties meeting your search. Some recommendations:

Daily -- the most popular choice, especially if you're looking to buy immediately.

Once a Week -- if you're a few months away from buying and want to start getting educated on the market.

Once a Month -- curious about the market and interested in getting pricing information.

Email Format:
You can select the preferred format to receive your email updates in.

How long before you expect to buy?
Make the appropriate choice from the drop down menu estimating how long it will be before you make a purchase. We will send you some additional information to help you prepare as a buyer based on your purchase timeframe.

Note: By giving us a primary or secondary phone number, you are giving us permission to call you in response to your registration, even if the phone number is in the State and/or National Do Not Call Registry.

Step 4 of 4: Additional Information

We receive many inquiries about home buying from people who register. By providing us with the answers to the questions in this step, we will provide you with information tailored to your needs. Our customers have found this approach very helpful.

What is mortgage pre-approval?
Let's start by reviewing what pre-qualification means: you provide some basic personal financial information to a lender or mortgage broker, and they will provide you with information about how much you can afford to spend on your new home. Being pre-qualified gives you a good idea of the range of home prices you can afford, but is not a formal loan approval or commitment. Mortgage pre-approval is much more powerful to a lender. Pre-approval requires that you submit additional personal information and documentation. In return, the lender or mortgage broker will provide you with a pre-approval letter, which means your loan will be approved as long as you can satisfy the lender's requirements. Pre-approval has real benefits and gives you an advantage over other buyers. It is evidence that you are likely to secure a loan and sellers will often weigh your offers more seriously than non-pre-approved buyer's offers. Getting pre-approved will also save you time when closing the loan, because you've already pulled together your paperwork.
